The new process is a method of generating an estimate of property value using comparable sales information, intelligent property attribute comparison and proximity:

- By running a series of regressions with different independent variables, it is possible to determine which factors best influence and represent property value. These factors can then be combined into a model to validate other properties with similar characteristics to predict market values of properties. Comparing these predicted market values with appraised values can confirm the valuation techniques.
