Catellus Development Corporation is a landowner and mixed-use developer with a 30-year history[1]. Catellus (pronounced: KA-TELL-US) projects include former airports, military bases, and urban industrial sites turned into retail, residential, and commercial sites[2]. In addition to the role of master developer (street-level, i.e. site preparation), Catellus often also serves as the vertical developer (above street-level, i.e. buildings). Catellus developments attract high-value tenants such as Target and Lowes, and well-known restaurants like P.F. Chang's and Chipotle.

In 1984, two powerful railroad entities, Santa Fe Industries and Southern Pacific Company, proposed a merger to form Santa Fe Southern Pacific Corporation[3]. The two companies then spun off a wholly-owned subsidiary, Santa Fe Pacific Realty Corporation, to manage all non-railroad real estate projects.

In 1990, Santa Fe Public Realty became Catellus, an independently-owned, publicly-traded company. The name Catellus is a combination of Ca (for California) and Tellus, an ancient Roman goddess of the earth[4]. Catellus merged with ProLogis 15 years later in a deal worth $5 billion whereby industrial assets belonging to Catellus were added to an extensive portfolio belonging to ProLogis.

Today, Catellus is privately owned by TPG Capital and operates out of Oakland, California.

Projects[edit]

Catellus projects can be broken down into several development categories: urban redevelopment, mixed-use, military and government, brownfield, commercial, retail, and residential.

Airpark 599 Located in Stockton, CA, Airpark 599 is a 550-acre business park planned to neighbor the Stockton Metropolitan Airport and Port of Stockton. It is a mixed-use, military and government, commercial, and retail project[5].

Alameda Landing Located in Alameda, CA, Alameda Landing is a former military facility[6] (a.k.a the Alameda Fleet Industrial Supply Center). It is an urban redevelopment, mixed-use, military and government, brownfield, commerical, retail, and residential project.

East Bay Bridge Located in Emeryville, CA, East Bay Bridge Shopping Center is a retail center with 453,500 square feet of retail space. The site covers two municipalities (Oakland and Emeryville), and includes several large-scale retailers[7]. It is an urban redevelopment, mixed-use, brownfield, commercial, retail, and residential project.
